North Boulder
Wonderland Hill/Lake Neighborhood
Wonderland Hill area is a tranquil enclave nestled up against the foothills built around a small community lake and park. Trails are abundant in the neighborhood but people on these trails are not (compared to other Boulder trails!). There are also HOA run pools and tennis courts. It feels worlds away from Pearl St. but is located only 2 miles north of downtown. Most of the homes are close together but don’t write this area off for that – many of the homes feel private and surprisingly secluded because the neighborhood has lots of trees and open space. Most of the homes in this area were built in the 70s and 80s.

The Holiday Neighborhood is a community made up of live/work buildings, residences, and small businesses all built in an eco-friendly modern style in the 2000s. The area has a very high density for Boulder – 20 units per acre – but lots of green space and community gardens. Many of the condos in the area have a city loft feel to them.
Fun fact, this neighborhood is named after the twin screen Holiday Drive in Theater that used to be located where the neighborhood now is.

What Dakota Ridge lacks in private outdoor space it makes up for in views, Open Space and access to trails. One of the newest subdivisions in Boulder, Dakota Ridge is comprised of just over 400 properties with a city-maintained park in the center. People love Dakota Ridge homes for the large square footage and the newer finishes – but usually the clincher for clients are the views from the roof top decks in many of the homes.
