Lower price points, large private lots, crisp air, Evergreen trees, views everywhere you look and wildlife in your backyard – it’s almost too good to be true. Almost.

The roads are windy and can get snow packed – being on a bus route in the foothills is key because the roads will be plowed more often. Steepness and directional orientation of driveways are also important to pay attention to up in the foothills for snowpack reasons, small domestic animals and children can’t be left unattended outside because of wildlife and there are no stores to pop into if you forget to pick up the oat milk.

There are a variety of “communities” in the Foothills. Some are gated communities like Carriage Hills Estates, some have their own water district like Pine Brook Hills – make sure to do your research before buying a Foothills property.

If you are hearty and up for a more “wintery” lifestyle, don’t get scared away – the Foothills can be a wonderful place to live.

How Far Are The Foothills From…

Unfortunately this is not an easy answer. Some properties can be 2 miles from downtown Boulder but take 30 minutes as a result of being located on windy, dirt roads off of the main roads. Other properties can be the same mileage but a quick commute downtown if the homes are located right off a paved, well-maintained road.
